Selling Your Unit
For Sale Signage Restrictions
Realtors and Owners are prohibited from setting up any "For Sale" and "Open House" signs anywhere on the property including windows, doors, courtyards, landscaping, and along the roads. The only EXCEPTION is outside the entrance gates along Palm Harbor Parkway.
Per the Tidelands Condominium Association Declaration under section 18.7 Signs:
"A Unit Owner (with the exception of Developer, for so long as Developer owns any Units or Other Units or any portion of the Land) shall show no sign, advertisement or notice of any type on the Common Elements and/or Association Property in or upon his or her Unit so as to be visible from the Common Elements and/or Association Property, or any public way, except as may be previously and specifically approved in writing by the Board. Developer specifically reserves the right to place and maintain identifying or informational signs on any building located on the Condominium as well as any signs in connection with its sales activities."
Setting Open Houses and Showings with Envera Security Gate System
Seller needs to call Envera (877-936-8372) or add to “myEnvera” website (www.myenvera.com) as follows.
Two temporary guests:
Last Name: **Admit all Buyers
First Name: OPEN HOUSE &/or SHOWINGS
Last Name: **Admit all Realtors with client or without client
First Name: OPEN HOUSE &/or SHOWINGS
This will work for open houses or showings of your property. The buyer would go to the visitor kiosk, present their license and say the address of the property they are going to and state they are a prospective buyer, meeting the Real Estate agent for a showing.
